"Warrah Willa" is a mixed farming property located only 38kms North West of Goondiwindi via the Goodar Road. Toowoomba 227kms and Dalby 200Kms.

AREA: The property comprises a total of 1,738 Ha (4,296 Acres) in three freehold titles.

WATER:

The property is well watered naturally. The property also benefits from an artesian bore situated on the eastern boundary. The western side of the block benefits from double frontage to the Weir River plus a large natural lagoon close to the western boundary.

COUNTRY:

"Warrah Willah" is a mixed grazing property that has dark self-mulching soils and some sandy flats and ridges growing thick buffel grass. The timber in this country is mainly Coolabah, Belah, Wilga with some Box Trees and a small amount of Pine of the eastern side of the property. Parts of "Warrah Willah" had been cleared and farmed in the past. The cultivation country has been pasturing improved including Rhodes, Bambatsi, Purple Pigeon and Blue Grasses. This country is predominately good Coolabah flood out country. The remainder of the property comprises open grazing with scattered timber leading onto timber clumps.

IMPROVEMENTS:

"Warrah Willah" has a recently renovated 4-bedroom homestead on it, the home is elevated and is now solidly on concreted steel supports, the roof is also new. When first entering the home, you walk into a spacious lounge/dining area flowing onto the spacious kitchen. The home is complimented with 4 well sized bedrooms and bathroom. There is a 3-bay shed in the back yard of the house.

The powered machinery shed is enclosed on two sides and a concreted floor. This works well with shedding machinery.

There is a large set of steel portable cattle yards, equipped with a loading ramp and a Warwick cattle crush.

CULTIVATION;

Whilst there is no current cultivated country at present, there is about 600 hectares that was farmed in the past and there could easily be another 400 hectares brought into production.

FENCING:

There are some new fences on the boundary on the eastern block. These two fences are exclusion fences. The rest of the fences are stock proof.

GRAZING:

There is ample space on this property for all your grazing needs. "Warrah Willah" has had a local grazier agisting cattle on the property for the past two years, there have been 350 cows plus progeny and it is a compliment to the country on its handling of the stock as the cattle are all doing exceptionally well. This country is very kind to stock. Any timber on the grazing country is light to scattered trees.

REMARKS:

This is a real mixed farm. It will produce grain or fatten stock. There is a very reliable flowing bore for stock and domestic use, waterholes around the property PLUS DOUBLE FRONTAGE TO THE Weir River for ease of watering your stock.

I believe it would not take a lot of work to return the country to cereal cropping or forage copping. On inspection of the property there is little to no regrowth over what used to be cultivated.

The location of this property is an asset in its own right, it's location to the major marketing towns of Dalby, Toowoomba, Brisbane and especially Goondiwindi. It is close for business, schools and social activities.
