Bogee Capertee Valley Bushland Retreat

This spectacular 120.1 hectare (296.8 acre) property is a must-see for those looking for a private nature and wildlife getaway. Set in a secluded pocket of the Capertee Valley it is close to the Wollemi National Park and is conveniently located approximately 30km from the historic town of Rylstone; which lies approximately 50km south east of Mudgee.

The property is predominantly native bushland offering an abundant variety of flora and fauna. Approximately one third of the property has been previously cleared for grazing on the northern and southern boundaries, however this area is now in the process of being naturally regenerated to native vegetation. To the east, there is a continuous band of bushland connecting through the neighbouring property to a spectacular band of sandstone escarpment and the Wollemi National Park.

This property is a mixture of flat areas, rising through undulating hills to the steeper sections. Walking through sections of bushland and native forest with beautiful bush rock and pagoda rock formations you will find crystal rich rocks and fossilised shells embedded in the different rock types.

A rich variety of birdlife is on show at this property and the Capertee Valley is known as a world famous birdwatching destination. You will spot a huge range of birdlife including Honeyeaters, Cockatoos, Wrens, Owls, Parrots and Eagles throughout the year. There's also a variety of Kangaroo and Wallaby species, Echidnas, Wombats, Gliders and other native animals. They all make their homes or having feeding sites on the property amongst the diverse variety of trees and bushes including Angophora, Red Stringy Bark, Yellow and Red Box Gums, Ironbark, Scribbly Gum, Silvertop Ash, Tea Tree varieties, Casuarina and Grevillea species - just to name a few.

Bourbin Creek runs through the property which is a seasonal water course and there are also 5 dams spread throughout the property. There are secure boundary fences, with some internal fencing which would need to be reinstated in sections.

A build site has been cleared which could be the ideal position to build your dream retreat (STCA). There is also a small compound with two demountable buildings for accommodation, an outdoor bathroom facility with toilet and shower with hot water, a 10,000L water tank collects from the roof of the old shearer's cottage (dilapidated), and two containers which house a generator and provide good secure dry storage.

An initial study and report has been produced to assess the viability for the property to enter the NSW Government Biodiversity Offsets Scheme. The preliminary data and assessments indicate that there is a range of ecosystem credits potentially to be generated from the development of the property as a Biodiversity Stewardship Site. The total number of ecosystem credits potentially generated, based on the preliminary data entry into the BAM calculator, is 655 (according to the Feasibility Assessment Report for a Potential Biodiversity Stewardship Site completed by Greenloaning Biostudies Pty Ltd, May 2022). Certainty is subject to a further assessment / report.

Please note access to this property is via 2039 Dunville Loop Road Bogee, Right of Carriageway.
