We recently did a pre-construction sell off at Mannum Waters for their Stage 6 - the buyers there had 18 months to settle - Some blocks were sold at $48k - they're worth around $90k now. The waterfront were selling at $180-205K at settlement they were worth $340-350k.
Clearly these buyers have done very well by buying in the pre-construction phase.
A subdivision of this size costs well and truly into the millions of dollars (especially considering the huge size of the blocks - each block is at least 5,000 sqm so they have so much more bitumen road frontage AND the trenching needs to go further)
