Kirra Plains presents an opportunity to lease a fully equipped, medium scale property in WA's northern wheatbelt. Comprising 2,516 arable hectares of predominantly yellow sandplain soils, the property contains all the necessary improvements to operate a mixed farming enterprise.
Located 17km west of Binnu and 55km north of Northampton, 'Kirra Plains' has been conservatively cropped in recent years however the large, efficient paddocks are also suited to modern equipment and a controlled traffic system.
'Kirra Plains' contains significant infrastructure for both cropping & livestock. A fully enclosed workshop (370m2) and 2 x general purpose sheds (950m2) provide ample space for maintenance and storage, while a 250t rolling roof fertiliser shed, 2 x 43,000L liquid fertiliser tanks and 3 grain silos support the cropping enterprise.
The four-stand shearing shed and adjoining 1000 head (approx) sheepyards are located adjacent to Binnu West Road, with numerous small holding paddocks surrounding the main sheds.
The 18 main paddocks are subdivided by predominantly ringlock fencing on steel and pine posts. While all boundary fencing is in sound & stockproof condition, some internal lengths on the northern side of Binnu West Road require further maintenance.
The property has reliable water supply from four equipped bores and an extensive reticulation network, with a water point in almost all paddocks. While no crops were grown in 2023, the property has sufficient soil cover from annual pastures (mainly blue lupin & natural species) to prevent soil degradation and in the process of destocking.
Basic accommodation includes a 3-bedroom homestead and transportable workers quarters located near the main sheds.
Binnu (BOM station 8010) has an annual mean average rainfall of 340mm, while coastal locations such as Lynton (BOM station 8075) located 26km southwest of 'Kirra Plains' has an average of 390mm. Anecdotally, neighbouring properties have a long-term average of 360mm. Recent data is available on DPIRD weather station 'Binnu West'.
The lease is offered for an initial three-year term with minimal conditions and an option to renew. The highest or any tender not necessarily accepted by the Lessor.
