Hi there! I'm selling my apartment. You've probably got some questions, so let's jump in!

- Why am I selling it myself?

I know the price I want and want to keep it simple for everyone-the process is stressful enough, no? The lawyers will still handle all contractual elements, of course.

- Why should you buy this apartment?

I'm so glad you asked! City Quarter (the overall complex) is a beautiful place to live. Green space (remember that?), two pools (one indoor and a gorgeous 50m outdoor) and two connected gyms, lovely walks connecting to local parks. Aquilon (the building) is very popular: well-proportioned, embracing an internal courtyard, and quiet.

The apartment itself is on an elevated ground floor-secure, but with no need to use the lifts-and north-facing (directly over the garden) with plenty of natural light and gorgeous green trees. These apartments are closely-held and don't come up often.

Easy side access to the building and directly above (one floor) the car spot with a handy super-sized storage unit. All very convenient. And right near the bus route to the CBD. Cafes, restaurants and supermarkets close by.

Since buying I've spent around $30k on renovations, including good-quality floorboards (16mm for multiple resandings), painting and cabinetry, and a new oven/cooktop.

- Sounds great! Why are you selling?

Alas, I live in Europe and don't think I'll be coming home for a while. There's a wonderful tenant currently present at $775 a week, whose lease expires on the 1st of June (when you can move in or renew), but it's time for me to look at buying somewhere overseas.

- Any skeletons?

Aren't there always? There's some ongoing legal drama regarding the external shutters and an associated special levy. Happy to discuss/provide more information. Importantly, there are no structural issues with the building itself (cladding, asbestos, concrete etc.). Regular levies are $1,600 a quarter.

- What's next?
