Double door entry leads you to a welcoming foyer which looks straight out across the oversize lounge to the expansive entertaining areas beyond. The lounge has very comfortable sofas (one with electric reclining optional) to enjoy the large screen television with Sonos sound system or relax to the flicker of the flames of the built-in feature gas fireplace. Sliding glass doors lead out to the undercover entertaining areas where you will spend most of your time. Adjacent to the pool there are several sofas and chairs set up to mingle and chat, while outside the dining room is a large dining table and chairs where you can enjoy a feast and a cold beverage while watching your favourite type of footy on the 75 inch TV (also with Sonos sound system!)

Around the corner from the outdoor dining and tv area is a dedicated BBQ spot with high bench table and 8 seats, and a Zeigler & Brown BBQ with Side Burner. If the kitchen is Mum's domain, this might just be Dad's - close to the footy TV so we definitely think so!

The kitchen is one of the masterpieces of the home, with beautiful splash back tiles, stone bench tops and island bench breakfast bar. It is open to the living and dining room so the chef can put the final touches on delicious meals while still engaging with everyone around them. Quality appliances, ice and water dispensing fridge, integrated dishwasher, and more than enough lovely crockery and glassware to suit the dinner party planner of the family. A few steps down from the kitchen is the formal dining area which is extremely elegant and set up to entertain a party of ten. A huge Butler's pantry is adjacent to the kitchen including wine fridge and ample storage and shelving, and the laundry is opposite the Butler's pantry.

Leading off the foyer area is the study with built-in desk, television and separate air-conditioner, and the lovely guest powder room, and under stair storage.

Upstairs offers another living area with televison and a couch that can be converted to a sofa bed if required. The main bedroom upstairs has a King bed, television, built-in cupboards, air-conditioner, private balcony and en-suite bathroom with shower, vanity and toilet. The second bedroom has a Queen bed, television, built-in cupboards and air-conditioner, and the 3rd bedroom has two king single beds that can be converted to a king bed, built-in cupboards and air-conditioner. The main bathroom has vanity, bath and shower, and there is a separate toilet adjacent.

The home is offered fully furnished including linens and towels from 27 December 2024 until 8 April 2025. The garage and master bedroom downstairs will be locked for storage of the owner's items. There are two offstreet car parks behind the gate. There are a few inventory items still to be delivered - notably a coffee table for lounge and outdoor patio. Tenants to pay for water usage and electricity. Gardening, pool servicing and unlimited internet are included. One small non-shedding dog may be considered on application and owner approval.
