Designed by an award winning Architect for his Sister, and built by a Master Builder for his Daughter and her family, this truly unique home was a genuine family affair focused on quality, energy efficiency and comfort.

On an elevated block with spectacular views over Lake Joondalup and its parkland it capitalises on access to spectacular sunsets and cooling breezes. The entire building envelope is highly insulated (well above normal standard), significantly reducing the power needs on the Daikin fully ducted reverse cycle air conditioning.

Entry to the home is through a fabulous one-off Spotted Gum oversized door with electronic access panel, which can be operated by both key tag or key pad. The entrance hall has a 3m raked ceiling with a high level window. Easy access through to the kitchen from the garage makes unloading shopping a breeze. Speaking of the garage, it's a double size, with automatic overhead panel door, and with a connected tool storage area, indoor bibcock tap, four power points and fitted shelving to the recess. The main breaker board is indoors, which is handy if ever the weather is bad.

The two forward bedrooms have close access to the family bathroom and separate powder room. The smartly tiled modern family bathroom has a deep, freestanding bath, a semi framed shower with flick mixer and lift off shower head. The wall mounted vanity has a white porcelain basin on a synthetic stone countertop over double deep drawers. A spacious modern powder room is just a step away from each bedroom. Entry through to the main living area is through a custom glazed pocket door, allowing furnishing freedom on the hall side of the receiving wall. The open plan kitchen, meals and living area has high raked ceilings and almost full length high level skylight windows. This grand open space begins with in a quality custom kitchen featuring synthetic stone benchtops, an island central breakfast bar, integrated microwave and quality stainless steel deep sink and appliances. A full length translucent window behind the benchtop illuminates the work area, and at nighttime there are strip lights instead. Off to the kitchen side is a nicely fitted laundry. Here there are recesses for a front loading washing machine and drier below a synthetic stone benchtop and a stainless steel trough. There's also a large, fully fitted linen press and broom cupboard with a space saving sliding door. The Laundry has access though to a small fully paved drying courtyard which also houses the outside aircon unit and the gas powered instantaneous boiler.

The dining area is flanked by a full length silicone jointed window which has views to a private, feature courtyard area, perfect for your exotic plants and objet 'd'art. There are down lights overhead to provide an evening glow.

The living area has a long TV entertainment recess with a wall mounted fitted entertainment unit, the cabling for which is hidden in the wall. (Cabling for high level rear speakers is also pre-installed). An internal gas point is also available, though the home is inherently warm in winter.

Either from inside though the sliding door or outside on the covered patio, the view is exceptional. The alfresco ceiling repeats the feature shadow line timber panelling of the main entry, with LED down lights and a mains gas barbecue point. The richly planted garden has a limestone retaining wall (at a nice height for extra friends to sit on) and the perimeter fence is frameless glass, so that the beautiful view is uninterrupted. (Fortunately this block is so elevated the home next door is well below the sight line to the Lake).

Off the main living area, through a solid core door, is the master suite. To the side is a full fitted walk in robe area with its own door. Also separate is the master ensuite featuring a full width double porcelain vanity over synthetic stone benchtop and a custom four drawer vanity. A semi frameless shower has a quality flick mixer and removable shower head. There's a combined lighting/heating/fan unit too. The tiling here is modern, clean and bright.

The master bedroom also enjoys the same amazing views as the living and alfresco areas. A sliding door opens out onto a synthetic lawn. (The master bedroom is also wired for TV cabling.)

Overall this ultra-modern home has been custom built for modern living. Even the one off hardwood and stainless steel perimeter fencing says wow!

With most offerings on the market being cookie cutter project homes you have to respond positively when something this special comes up for sale. In this case for certain, there definitely won't be another like it.
