Nutrien Harcourts have listed for sale an affordable entry level mixed farm located approximately 53km south west of Wee Waa & 87km south west of Narrabri. Access is via the Gwabegar Road & HD Creek Road with a right of carriageway through the southern portion "Bungawirra" providing legal access of HD Creek Road.

"HD Creek" covers a freehold area of 561.365ha (1,387ac) and comprises a mix of country ranging from brigalow & belah on reddish brown clay soils through to areas of moderately timbered brigalow, ironbark and pine.

Development consists of:

? 116.72ha (288ac) Dryland Cultivation

? 195ha Open grazing & stick raked brigalow country

There is an approval from Local Land Services for the clearing of approximately 100ha (247ac) of brigalow regrowth which the department had deemed non protected regrowth. This area was stickraked in 2016.

In addition there is formal approval for pasture expansion of 248ha (613ac) to be undertaken via clearing & thinning to specified densities. The approval was issued in 2018 and is valid for 15 years. A firewood company has been logging the area reimbursing the current owners $20/tonne for all timber milled off the property under informal terms.

Boundary & internal fencing comprise a mixture of 3 barb & 2 plain, 4 & 5 barb on steel posts as well as hinge joint with barb on steel posts.

Water is sourced from 5 surface dams and the seasonal Bundill Creek, HD Creek & Keelimore Creek. There are 4 troughs currently connected to a bore located on the adjoining "Bungawirra".

"HD Creek" is listed for sale in conjunction with the adjoining "Bungawirra" with the properties able to be purchased individually or together.
