southwest of Texas and 72km west of Tenterfield in the locality of Riverton.
Country:
The property rises from the Dumaresq river in the east, across deep alluvial flats originally timbered with river red gum and apple box. The river flats slowly become more undulating, and open into grey box and ironbark woodland with native pastures. The western portion of the property consists of steeper wooded range country timbered with ironbark, pine and acacia. The property benefits from 4wd tacks that make the majority accessible.

Comments:
Mt Bowman has been developed over the last 7 years to the highest standard. All water infrastructure is completed in HDPE pipe, and all horticultural infrastructure improvements are Netafim. The farm has been engineered to have a capacity to efficiently water every hectare with 15mm in 12 hours when neccessary, and infrastructure is built to future proof this operation, having the ability to scale up over time.
This area of the Dumaresq Valley has the advantage of being close to major government water storage infrastructure, (Glenlyon Dam), as well as very reliable groundwater resources, (farm was able to pump groundwater throughout the 2018/19 drought). Water security is clearly of paramount concern with permanent plantings.
The climatic parameters in the Dumaresq Valley support the growing of Witcita/Western Schley varieties of pecans. This combination is recognised globally as being the highest yielding option available.
Mt Bowman is on a path towards holistic management via a tree/pasture/livestock system, that opens the door for a myriad of potential carbon/biodiversity/clean energy outcomes. It allows a new owner or partner to gain exposure to a land and water asset as well as the health food/plant based protein sector.
The Dumaresq river adjacent to Mt Bowman is a haven for native fish, with both Murray cod and golden perch being common. Purple spotted gudgeon are also present, with current management having previously worked with NSW fisheries to monitor sightings. Platypus are very common and can be seen daily. The hill country supports a wide variety of species, including koalas, and a wide variety of mammal, reptile and bird species. There is also a healthy population of fallow deer on Mt Bowman.
The current management/development team are available by negotiation to remain in place to provide IP/expertise and execution, to further expand pecan footprint to circa 500ha.
