The farm is 181 acres in area of undulating countryside.

The property is divided into 15 paddocks and holistic grazing is practised with stock (CATTLE) grazing. The property can carry 35 head with no feed issues.

Every paddock has it?s own water trough for the stock with water being fed from a 110,000 litre storage tank on one of the hills.

Water is reticulated by 75mm HDPE buried pipe lines to concrete water troughs in every paddock. Water is pumped from a major dam and a 132 metre deep bore to the tank on the hill.

There are 7 dams on the property with 3 of them being spring fed. These dams never went dry during the last drought.

The bore drill struck water at 124 meters and drilling stopped at 132 metres.

Water rose up the casing to within 14 metres of the surface, Water is pumped by solar power to a surface tank.

The Cattle yards are all steel with the main yard being of circular design with a push gate to force cattle into the race to the steel crush. Crush has all opening gates for vet work and is set up to allow portable scales to be installed just prior to weighing of stock.

Loading ramp is adjustable built of steel. Access for cattle trucks is good. There is a small spelling yard just prior to the cattle yards to allow cattle to overnight before loading.

Yards have easily held 36 cattle.

Fences are generally good with some new boundary fences.

Most gates are good.

There are two round bale hay feeders near the large storage tank.

There is a large pile of star pickets on site.

There are 7 dams on the property with 6 of them fenced to keep stock out of the water. Three are spring fed.

One dam has the potential to be increased in size to match the catchment area.

There have been 17,000 trees planted in wind/shelter belts by Greenfleet who have the carbon rights to the trees. They are also responsible for replacing any tree that die. There is a covenant on not cutting the trees with about 90 plus years remaining.

The property does not have council approval to build a house however we could build a shed.

We constructed a 200 square metres American barn style shed down stairs .

There is 100 square metres open plan living upstairs. The house is heated by a new wood heater plus it has a slow burn combustion stove with wet back for water heating to the solar hot water system on the roof during winter.

Power is all off grid with 4.6 kilowatts of panels to an Absorbed Glass Matric deep cycle battery bank. There is a 24 volt Yanmar diesel powered battery charger for charging the batteries during periods of wet weather. This engine burns less than a litre of diesel per hour.

We run a normal 240 volt refrigerator, chest type freezer, pressure water pump and it can run a microwave, toaster etc if used separately.

Toilet is composting which works very well.

Water supply is from two 23,000 litre rain water storage tanks collecting water from the shed.

We have never used up a full tank in the fifteen years we have lived in the shed.

Shed is colourbond Cottage green with cream trims. Access is via three roller doors at the front of the shed. A personal door at the rear provides access to the internal staircase. There is a concrete driveway from the shed to the boundary fence.

There is a 7x3 metre covered patio at the rear of the building.

A covered BBQ area next to the house dam and walkway out over the fish and yabbie stocked dam is provided for entertainment.

There is a 200 square metre hothouse with attached chook shed at the rear of the house.

The hothouse has two 23,000 litre storage water tanks which are always full.

A x 3 metre by 3 metre bunded fuel storage and flammables goods building in a separate location away from all other buildings. There is a 1000 litre steel diesel fuel storage tank currently empty inside the shed.

A bush shed with good quality concrete floor makes up the remainder of the buildings.

The bush shed has a 23,000 litre water tank which needs the gutter to be connected.

Two fire hose reels provide fire fighting capacity for the shed.

Fordson Farm Major diesel powered 60 horsepower two wheel drive tractor with ROPS and seat belt.

Deutz powered Atlas Copco air compressor needs battery.

Yamaha Big Bear 350 cc Quad bike 4 wheel drive. Engine rebuilt a couple of years ago but has a problem selecting first gear and needs new brake shoes. Boof the dog chewed the seat pretty bad but still usable. Fitted with anti roll hair pin for safety.

50 tonne log splitter powered by 16 HP petrol motor.

A twin cylinder Lister air cooled diesel is stored and was bought to mate to a 6 inch Forrers piston pump. This pump should be mounted onto two railway sleepers made into a skid and it will pump water from any dam to the highest point on the farm.

Fencing strainers and manual star picket drivers.

Shovels, mattocks, rakes and other gardening tools.

One wheel barrow.

Petrol cement mixer.

All house hold items eg. Beds, table and chairs, television, cooking utensils such as toaster jug, rice cooker Fridge, chest freezer will be retained by us.

Some tools like the hand carry mig welder, tig welder and plasma cutter will go with the house hold goods.
