The large undercover veranda, entertaining area and double carport creates a huge area for collecting rainwater which is stored in 3 large water tanks, 2x 23,000L and 1x 10,000L tank. New irrigation has been placed throughout the property with retractable hoses to maintain the fruit trees and gardens. It has a dam and is a perfect sight to put a bore in. Endless supply of firewood on the property to get you through winter each year. External laundry and small shed for tools etc.

The cabin has a gas hot water system and stove, satellite internet, reverse cycle air conditioning (window style) and a fireplace for extra comfort.

Best part about this property is the price, it is not easy to find a property like this in NSW for under 500K. It's not a brick on slab with perfectly paved driveway and landscaped gardens so please don't enquire unless you are looking for a lifestyle not a show home. This place might not look fancy but it's been such an awesome home for us, it's been so cheap to live here, with an abundance of fruits, veggies, eggs and next to no bills.

Warialda is a great peaceful town that has a community of caring people that makes it special. Although neighbours are out of sight, they are the first to arrive should you have an emergency. Everything you need is only 5 minutes from your door including a hospital and IGA, and for the larger conveniences like Bunnings you are only 40 mins to Inverell. You will never have flooding issues, and should you want to connect to the grid you have power running through the property via an easement.
