Those who have inquired & inspected the Property before i got...." back on the tools "... will notice the improvements in the still unfinished Project . Shortly I will reach the end of these extra Personal works... They are directed towards CLARIFYING my previous plan ,( whilst leaving open ...OPTIONS ... for new visions .) . I have reduced the price to the bottom level that I will Sell for in a straight forward 30 day contract . If I cannot get an acceptable contract by the end of October, The House will be taken off the market & I will immediately 'Contract Out ' all works for completion during November in order to make it suitable for the Christmas ~ Easter Holiday period Rentals , as in the previous.... "Riverside Holidays " years. ( sadly without Trimaran Sailing Tours being offered )

My decision is based on the CORE VALUES of the property:

1. The land at Council value in this market is c $650k

2. The entire House itself is above the highest ever reccorded River level from 2009. (Which was a major reason for buying it ...AFTERWARDS ...in 2010)

3. The building footprint on the block has .... ideal Sun Orientation .... right from EARLY morning to the Western afternoon sunsets over the River.

4. The Original & Extension structures Both sit atop Elevated Masonary brick & block work in Excellent Structural condition ( average height under the house is 2.1 metres)

5. Around the Building's Footprint , The well placed double front driveway , double + carport & long 4m Wide side driveway, concrete works are in excellent condition ( replacement around c.$40+ k at current rates )

6. The lowest Repacement Insuance on the building that I could get is currently $488k ( even say at 60% less on current market appraisal )

$ 488k minus 60 % = $195+ k

7. Current Council Building Regs. Make it unlikely that the PRACTICAL "Siting Sense" of this building would now be permitted!

So, talk to me, as I am motivated to lessen my Property Commitments, but will not sell 11Marina at more than 5 % Under it's current REAL $ Value of :
