The local climate has four distinct seasons and is influenced by its 41 degree south latitude and its proximity to Bass Strait, with summer highs well below Adelaide, Melbourne, Sydney and Brisbane, and winter lows above those of Canberra.

Other structures include a spacious 84 square metre Colorbond garage with two parking bays, ample storage and workshop areas, an original 100 square metre timber shed for equipment, firewood and other storage, a sheep stockyard, and three 25,000 litre water tanks.

The house is supplied by rainwater stored in one of the tanks and the other two tanks are supplied by a gravity feed from a permanent creek flowing through the property. The mean annual rainfall over the past 13 years has been 1,184 mm.

The property is 25 minutes (23 km) from the local town Ulverstone (population approx. 12,000) containing all essential shops and services, 40 minutes from the Spirit of Tasmania , and 45 minutes from Devonport Airport. The cities of Devonport and Burnie are 38 minutes (40 km) and 42 minutes (48 km) away, respectively. Peak hour traffic is rare anywhere in the Northwest. There are public hospitals at Burnie and Devonport.

Gunns Plains boasts spectacular limestone caves, a wildlife park, a vineyard and excellent trout fishing in the Leven River. The Leven Canyon and the Cradle Mountain-Lake St Clair National Park are 23 and 66 minutes away, respectively. The whole of the Northwest Coast, including Ulverstone, is dotted with safe beaches.

A 300 litre Sanden heat pump system provides low-cost hot water and the centrally-located wood heater combined with ducted air keeps the house warm.

The northern end of the house is open-plan with a high cathedral ceiling. The kitchen has a long L-shaped bench and walk-in 3.4 square metre pantry. The kitchen includes a Smeg 90 cm induction cook top and 75 cm pyrolytic oven.

The house is located in an amphitheatre of Tasmanian native bush providing complete privacy from Raymond Road. The only noises at night are the occasional Southern Boobook, Tawny Frogmouth and Brushtailed Possum. Access is via a 150 m long quartz gravel driveway lined with a sweeping gabion rock basket retaining wall. The precision fencing along Raymond Road and throughout the property is a feature.

'Tall White Gums' is located on the southern slopes of the Leven River valley at Gunns Plains. It is one of four contiguous covenanted properties protecting 69 ha of the EPBC Act listed Critically Endangered Tasmanian white gum (Eucalyptus viminalis) wet forest.

Of the 14 ha at 'Tall White Gums' that were placed under conservation covenant in 2010, about half is 70-80 year old regrowth forest and 4 ha have been progressively cleared of invasive species and regenerated since 2010. The covenanted land is now mostly in maintenance mode with nature doing the rest. Several walking tracks provide access to enjoy and care for the forest.
