Taking full advantage of the Hyde Park views and maximising the Northern light to the rear, this residence pays respect to the heritage of Mount Lawley whilst being a thoroughly modern home.

The design brief called for a contemporary home for a family of six, plus their beloved dog. The home was to be sympathetic to the heritage nature of the location, yet modern in every other way. An emphasis on thermal comfort was a key consideration, with an extensive budget placed on high quality materials and functional items that are not necessarily obvious to the eye. Modesty was also important, with the brief calling for a larger home than meets the eye. From the street, the elevation presents as a single storey home through a deliberate increase of the second storey setbacks and manipulation of the floor levels. The result; a home that is much bigger than she looks. Nodding to the art deco homes along the street, the facebrick wall offers a curve, whilst softening the straight lines of the front facade.

Whilst not looking like a typically "sustainable house", Hyde Park House has an impressive 7.4 star energy rating and according to the current owners, it's "the most comfortable" home they've ever lived in. Thermally-broken double-glazed windows along with high-spec insulation and air-tight 'Passivhaus' construction principles have created a very comfortable home appropriate for Perth's climate. Minimal windows were placed on the eastern and western facade, with the majority of windows facing North and South, to maximise the home's energy efficiency. Solar panels on the roof power the home's electrical needs, including powering the underfloor hydronic floor heating. In Summer, ceiling fans in all rooms are utilised to assist with air flow. Operable windows are located strategically to encourage Perth's 'Freo doctor' to cool the home in the warmer afternoons and expel hot air. What a dream!

The home is split lengthwise, creating two distinct zones. On the eastern side, the bedroom wing rests at natural ground level, with a first floor above and a basement tucked discreetly below for car storage. This division allowed for the western living wing to be elevated by 0.5 metres; a thoughtful design choice that not only delivered soaring ceiling heights but also allowed for incredible views of the Hyde Park trees whilst providing privacy from any passersby below. Whether you're cooling down in the swimming pool, sitting in the living area, cooking in the kitchen or entertaining at the dining table, all you see are the lush trees and greenery of the park. A full-height Vitrosca double glazed sliding door frames the views and allows effortless connection to the front porch.

Mixing high quality interior materials such as ribbed walnut timber cladding and porcelain floor tiles, the internal aesthetic is deliberately understated and paired back. Choosing to lean towards a soft "white" canvas throughout, the vision was to let the views to Hyde Park and the swimming pool to the North be the hero, whilst allowing the introduction of art and furnishings to bring the family's personality to the home.

Central to the living wing is the well laid out and functional kitchen. A long island takes pride of place and sleek Italian ceramic benchtops complement the "all white" backdrop. High quality appliances include a Bosch oven and microwave, Miele dishwasher and Liebherr built-in fridge and freezer.

Conceptualised by CaPA landscape architects, the pool and gardens are a prime example of thoughtful design. A striking raised pool, carefully clad in deep burgundy Japanese ceramic tiles, becomes a centerpiece both day and at night, subtly illuminated by recessed garden up-lighting.

A family room located in the eastern wing provides a breakout area for the children and is well located amongst four bedrooms, including what was a designated "music room" (or home office) facing the park. A large main bathroom and separate laundry provide utility to this section of the home.

A spacious main bedroom suite features its own private curved terrace, with views towards the park and the city. A walk-in-robe and beautifully appointed ensuite with neutral notes and bronze tapware complete the picture.

Perched on the hill and sitting directly opposite Hyde Park, there can be no mistaking the convenience this location affords you. Morning walks, commuting to work, strolls to Beaufort Street or the city have never been easier. A trophy architectural home set amongst the best of what the inner city offers; this is Hyde Park House.
